A new residential building is proposed for 1728 North Clybourn Avenue in Chicago's Lincoln Park, and it's set to transform a prime piece of real estate. Located just a couple of blocks from the bustling North Avenue shopping area, this project aims to breathe new life into a large, currently vacant lot. The driving force behind this development is Contemporary Concepts Inc. But what exactly can we expect? Let's dive in!
Designed by Eckenhoff Saunders, the building will stretch along the majority of the 200-foot-long site. To avoid a monotonous look, the architects have cleverly divided the structure into three distinct sections. Each section will boast a unique brick color and window style, adding visual interest.
Rising five stories high, the building will reach a height of 60 feet. Instead of ground-floor retail, the street level will be energized by a welcoming lobby, a co-working space for residents, and terraces connected to the lower-level units. There will also be a fitness room and 18 parking spaces accessible from the rear alley.
Inside, the building will house a total of 59 residential units. These will include 10 studios, three one-bedroom apartments, 37 two-bedroom apartments, and five three-bedroom apartments, ranging in size from 460 to over 1,500 square feet. A noteworthy aspect is that 12 of these units will be designated as affordable housing. Residents will also have access to a shared rooftop lounge and outdoor terrace.
The project is slated to go through the standard approval process, with the development team hoping to break ground next spring and deliver the units by the spring of 2027.
